56,850 sq. ft., 47-unit mixed-use, privately developed student housing project, designed at a density of 56.6 units per acre. The project includes nine studios, three 1-bedroom/1-bath, nineteen 2-bedroom/2-bath and sixteen 3-bedroom/3-bath rental units, stacked over 4,000 sq. ft. of retail space in a 4-story building. The facility will also incorporate a 3,000 sq. ft. lodge space for the Sigma Alpha Epsilon fraternity, whose chapter house occupied the site.

Vista Ridge

Vista Ridge is a 59-unit affordable and market rate residential community, designed include 29 2-, 3- and 4-bedroom for-sale market rate townhomes with attached garages; and 30 2- and 3-bedroom, for-sale affordable townhomes and stacked flats with attached garages. Floor plans range from 1,350 to 2,000 sq. ft. for market rate units, and from 1,100 to 1,450 sq. ft. for affordable units.
Site development was dictated by a previously approved development plan, and the need to utilize existing roadway and utility infrastructure. The site design incorporates four distinct building types in 4-, 5- and 6-plex configurations.
Architectural design elements, materials and color palettes were developed to articulate each building without visually differentiating between the market rate and affordable units, and to respond to the local Rocky Mountain architectural vernacular. Design of the interiors features open floor plans and dramatically vaulted spaces, with all ground level living areas designed for universal accessibility. Finish packages offered a variety of standard and optional upgraded design elements, materials and finishes.
Professional services included programming, site plan approvals through the Town of Estes Park, as well as full architectural and structural engineering services. Construction was completed in four phases.

The Meadows
Loveland, Colorado

The Meadows is a 60-unit affordable housing development, designed for low-income working families, elderly and singles. It is sensitively sited around existing trees to preserve up to 60% of the site as open space. The design incorporates two- and three-bedroom apartments in three-story buildings, with one bedroom, fully accessible apartments for the elderly. These single-level buildings serve as a transition to neighboring single-family residences.
Architectural forms, materials, and details recall the eclectic architecture found throughout the surrounding neighborhood.
Professional services included site analysis and feasibility, programming, zoning and site plan approvals through the City of Loveland, as well as full architectural and engineering design services. While the Meadows helped meet a critical need for affordable housing, the project had to survive a city-wide referendum election before being constructed.
